I’m frequently asked what a buyers agent is. A quick explanation would be that a buyers agent, works exclusively with a property purchaser/buyer. The seller of the property has their own agent, called a Sellers agent or Listing agent. Dual agency in Nebraska is when there is one agent involved and they work for/with both the buyer and seller. In a dual agency relationship, the agent is limited on the amount of advice they can provide to both parties. This is because they know a little bit about both parties situations. When we limit our advice, we are able to be fair to both. When you find a property for sale that you are interested in, you are not obligated to call the number on the sign in the yard. Find an agent that you know and trust and give them a call.
